The situation
A homeowner in Seaforth left for work on an ordinary day. Upstairs, in the ensuite, the flexible hose feeding the basin mixer let go while the house sat empty. There was nobody home to hear it, see it, or turn off the water. It ran the whole day, roughly eight hours, before anyone knew anything was wrong.
By the time the homeowner walked back in that evening, the damage was already done. Water doesn’t wait for you to get home from work.
What we found
Called out that evening, the scale of it was immediately obvious. Water from the upstairs basin hose had been running long enough to work its way down through the house. Virtually every wall was affected, and the flooring throughout, including in the kitchen on the level below, was ruined.
This is the job I think about whenever I talk to a customer about a hose that “still looks fine.” A basin hose is a small, cheap part. Left to fail while nobody’s home, it can take out an entire house around it. Compare that to a flood someone’s there to catch within minutes: the difference isn’t the hose, it’s whether anyone was there to notice.
A hose failing isn’t the expensive part. A hose failing with nobody home to stop it is what turns a $50 part into a $200,000 rebuild.
The fix
The immediate plumbing job was straightforward: replace the failed basin mixer hose. While I was there, I went through the rest of the home and checked the other flexible hoses, replacing any that were on their way to the same fate, so the same failure couldn’t happen twice from a different fitting.
The plumbing side of it was the easy part. What followed for the homeowner was the hard part: months of rebuilding walls, flooring and a kitchen, and a home that wasn’t liveable in the meantime.
The outcome
One failed hose, in a spot nobody thought to check, ended up costing this homeowner well over $200,000 and months out of their own home. The plumbing fix took an afternoon. The rebuild took months.
It’s the job I point to when a customer isn’t sure whether it’s worth getting their hoses checked or replaced before they fail. The part itself is never the expensive bit. It’s what happens while nobody’s watching that adds up.
