How do you find where a roof is leaking?
By working backwards from the evidence: water travels along tiles, sarking and timbers before it shows on a ceiling, so the stain is rarely under the entry point. We inspect the roof surface, flashing, valleys and penetrations, plus the gutters and downpipes that cause many 'roof' leaks, and identify the true source before quoting the repair.

When we trace a roof leak, it's almost always one of these.
- Cracked or broken roof tiles: From age, foot traffic or falling branches.
- Rusted or deteriorating metal roofing sheets: Especially in coastal salt air.
- Damaged or poorly installed flashing: The metalwork around chimneys, walls, valleys and pipes is the single most common leak point.
- Ageing roofing materials and general wear: Bedding and pointing on ridge capping, perished seals on penetrations.
- Incorrect or missing installation components: Shortcuts from previous work that fail in the first serious storm.
- Blocked downpipes and leaf debris in gutters: Water backs up over the gutter edge into the eaves, presenting exactly like a roof leak.
That last one matters: a surprising share of “roof leaks” are actually gutter and downpipe problems, and fixing them costs far less than roof work. We check the drainage first, because the right diagnosis is the cheapest one.

My ceiling has a water stain but the roof looks fine, why?
Because water enters at one point and travels, along the top of sarking, down rafters, across battens, before dropping onto the ceiling. The entry point can be metres from the stain. That travel is exactly why DIY patching over the stain's location so often fails.
Why does my roof only leak when it's windy?
Wind-driven rain is forced sideways and upwards into areas vertical rain never touches, under flashings, up tile laps, through vents. Leaks that only appear in certain storms are usually wind-driven, and we inspect for those specific vulnerable points.
What are the most common causes of roof leaks?
Ageing roofing materials, cracked or broken tiles, rusted metal sheets, damaged or poorly installed flashing, general wear and tear, missing installation components, and blocked gutters or downpipes backing water up under the roof edge.
Can you repair the leak or will I need a new roof?
The overwhelming majority of leaks are repairs: replacing tiles, resealing or refitting flashing, fixing a rusted section, clearing the drainage. We'll tell you honestly if a roof is genuinely at end-of-life, but that's the exception, not the default.
Is a leaking roof an emergency?
